Baldwin County's May 2026 Housing Report
ROBERTSDALE, Ala. – Baldwin County’s housing market remained active in May, with the Resort market posting increases in both sales activity and total sales volume compared to the same time last year. According to Baldwin REALTORS® Multiple Listing Service (MLS) data, the latest figures reflect continued buyer demand across the county, though recent updates to MLS data sets may result in slight variations when comparing current statistics to previous reports.
Resort Area Market Overview
In May 2026, the Resort Area reported an average residential sales price of $745,746, up from $702,436 in May 2025. Properties spent a similar amount of time on the market, with average days on market increasing slightly to 114, compared to 113 days a year ago. Closed residential sales increased significantly year over year, with 240 properties sold in May 2026, compared to 197 in May 2025. Total residential sales volume rose to $178,979,222, up from $138,380,064 last year. New residential listings declined modestly, with 342 new listings
added in May 2026, compared to 367 in May 2025.
Traditional Residential Market Overview
In Baldwin County’s Traditional Residential market, the average residential sales price increased to $416,048 in May 2026, compared to $401,866 in May 2025. Properties spent less time on the market, with average days on market decreasing to 57 days, down from 66 days a year ago. Closed residential sales totaled 431 properties in May 2026, compared to 463 properties in May 2025. Despite fewer transactions, the market continued to demonstrate pricing strength, total residential sales volume reaching $179,316,819, compared to $186,064,294 last year. New
residential listings declined slightly, with 575 new listings added in May 2026, compared to 612 in May 2025.
